To get us started I will first meet with you and explain in detail agency and how it will effect you. In the state of Kentucky an agent is allowed to perform "Limited Dual Agency". This means I could represent you and the seller in the same transaction. But as your Buyer's Agent I will never do "Limited Dual Agency". I will only represent you! At this time we will also complete the Exclusive Buyer Agency Agreement and the "Quality Service Guarantee".

Second, I will go over an actual Offer To Purchase Real Estate Contract with you. Whether you are a seasoned home buyer or first time buyer I find that going over the contract before finding the right home will answer a lot questions you may have and will make the whole process less stressful to you and your family.

Next we will meet with a mortgage lender to start the pre-approval process. Even if you have excellent credit, it is wise to go through this process. If there are any mistakes on your credit report we can deal with them early and not after we have negotiated a contract for a home. Also by meeting with a lender we may find out about special programs that you may not have been aware of to save you money.

Now it is time to start the home search process. First we will discuss what criteria you have for your new home. Then I will enter this information in my e-HomeHunter Automated Home Search. With this program you will be e-mailed immediately when a home comes on the market! This way we can be the first in a home and not miss out if it happens to be the right one.

We will then preview the homes you want to see. When you have an interest in a home I will advise you on the pros's and con's of that particular home so you can make an informed decision. And I guarantee you I will never preasure you to buy any home!

After we have found the right home I will perform a market analysis to help us determine the correct price to offer. By doing the market analysis we can find out what homes are selling for in the area and how long it takes to sale. I will present your offer to the seller on your behalf and negotiate the best terms and price possible.

After we have an accepted contract, I will guide you through process of home inspections, appraisals, lender requirements and any unexpected problems that may arise. And I will remind you when to buy your home owners insurance and when to order the utilities to be placed in your name. Just before closing we will do a final walk through of your new home to ensure that is in equal or better condition as when you went to contract. And I will attend closing with you to help answer any questions and to make sure there are not any mistakes in the closing statement.

After closing as my thanks to you I will give you a specialized software to keep track of your home details. This is perfect for insurance documentation in case of a claim. I also will have Lowes send you discount coupons to assist you with any items you may want to buy for your new home. And if you desire, I will set up a web page with pictures of your new home that you can send to your friends and family.
