The following are the task I perform to generate prospects and buyers for your home. As a RE/MAX agent, I can also customize my marketing plan to best meet the needs of your home.
 
Multiple Listing Service  The Multiple Listing Service (MLS) will be used to market your home to over 2000 agents in the Central Kentucky region. Over 85% of sales come from a MLS agent. The MLS listing of your home will include detailed marketing description, multiple color photos and a virtual tour. Your home will be on The Lexington Bluegrass Association of Realtors and The Madison County Board of Realtors for maximum exposure. 
 
RE/MAX Creative yard sign The distinctive red white & blue RE/MAX captures prospects attention. All calls come straight to me, not a “duty agent” that will have not seen your home. A duty agent will not be able to talk about the positive points about your home. Since I know your home I will be able to answer the prospects questions and have a better chance of scheduling a private tour of your home with them.

Agents can use Homeline to find out the MLS ID, square footage, price, or to schedule a showing of your home on the spot.
 
Prospective buyers, who are in the infancy of their home search, may comfortably acquire information before they engage an Agent – eliminating the “Intimidation Factor.” I am notified IMMEDIATELY of all inquiries and voicemails on your home. So, when a buyer is ready to see your home, they can IMMEDIATELY connect with me.
 
Digital Photos Multiple photos will be taken of your home to showcase it positive features to be used online. Buyers want to see photos and lots of them. A listing without photos or with bad photos will usually be skipped over by the consumer and by Realtors.
 
Virtual Tours I use Virtual Tours to sell your home and attract buyers. You can see my current inventory of Virtual Tours by clicking on the link at the end of this paragraph. As you can see, buyers will be able to get a good look at the interior of your home. My goal is to have buyers develop an emotional attachment to your home, thus making it harder to walk away from it. This method of marketing is extremely successful for me and has helped me move many properties quickly. I make these tours available on multiple web sites to maximize exposure to the market. Video Tours I also will use video tours to market your home to attract more online buyers. Buyers can find video tour of your home on you Individual Property Web Site, on www.DavidKPowell.com and You Tube. And again is my goal is to have buyers develop an emotional attachment to your home, thus making it harder to walk away from it. 
 
Individual Property Web Sites Your home will be advertised on the Internet with its very own unique web site. This site will use your address as it domain name and will feature multiple photos, virtual tour and links to documents such as your homes brochure, property disclosure, property surveys and more. The sign in your yard will also have a sign rider with the web address as well as a number prospects can text to receive information on their phone. Internet Your home will be on multiple Internet sites. 90% of buyers in searched for their home on the Internet per a survey conducted by the National Association of REALTORS. The sites I post your home to will include multiple photos, virtual tours, detailed remarks about your home and maps. Some of these sites include your Individual Property Website plus www.DavidKPowell.com, www.DavidPowellSold.com, www.4222000.com (RE/MAX Creative’s local site), www.remax.com, www.LBAR.com, www.mcbrhomes.com, www.Point2Homes.com, www.visualtour.com, www.Realtor.com & www.CraigsList.com. Also through partnerships established with the companies that host my web site and my virtual tours your home will be posted on additional sites that include  Yahoo Real Estate, Trulia, Oodle, Front Door, Home Pages, Home Seekers, Vast, The Real Estate Book, Cyber Homes, Zillow and many more.
 
Additional Internet Exposure Another way I give your home maximum exposure is through the Internet Data Exchange (IDX) with other Realtor’s. The IDX system allows me to give other real estate companies permission to display my listings on their web sites. This way if a prospect is browsing another real estate company’s web site your home will be included in their search of homes. This way I can exposure your home to thousands of prospects all over the world. It is comparable to hiring all of the area agents to market your home but only pay for one.
 
Facebook and Twitter I will send you a special e-mail with your Virtual Tour that you can use to post on your FaceBook or Twitter page. And you can also forward the e-mail to any of your friends, family or coworkers so they can also post on their FaceBook or Twitter pages. The more it is posted the more we will expose your home to potential buyers.
 
Brochures Detailed color brochures with multiple pages and photos will be printed for prospects to take when touring your home. I have found that a lot of the homes listed by other agents do not include any promotional materials for the homes they have listed. The advantage we will have over competing homes is buyer’s will be able to reference the brochure about your home at anytime after they have viewed it and this I feel will keep details about your home fresh and other home will fade from their memory. Brochures will feature property description, room sizes, highlighted features, disclosure forms, lot surveys and floor plan drawings if available. Follow Up Systems
 
Showing Feedback When an agent shows your home an e-mail will be sent to them asking them to rate your house based on price and condition. You will be sent a copy of the e-mail as well as the response. No more wondering what the buyer’s thought of your home. If you prefer I can also call with the feedback comments. Neighborhood Activity Monitoring An automatic search on the MLS will be set up to keep us abreast of activity in your area. We will know when homes come on the market, have price changes, go under contract or expire. An automatic email will be sent to you and me anytime there is new activity. You will also have a “Client Portal” set up for you so you can go back and review any of the competing listings at anytime.
 
Electronic Lock Box The lock box is a secure way to allow agents to show your home while you are away. The box also tracks who enters your home with their contact information. This information is e-mailed to me to assist me in contacting the agent for feedback on what their client thought of your home. This box will not hinder your ability to use the door it is attached to. 
 
Follow Up I will contact you every week to inform you the past week activities on your house. Even if there has been no activity I will still call and tell you. This is also an opportunity for you to ask questions or to express any comments you may have.
 
Reports You will have access to a web site set up for you that will highlight the marketing activities performed on your behalf.
